Each lease is a gross lease, which means your monthly rate covers everything: rent, utilities, high-speed Wi-Fi, conference room access, mail handling, and more. No surprise fees.

Private offices range from $700–$1,250/month, including interior, window, and corner suites.

Both buildings are part of the Rochester Executive Suites Campus, located in the Highlands campus, directly across from Paws and Claws.

Parking: Free surface parking is available around both buildings.

Each building includes three restrooms for tenant and guest use.

A snack and beverage vending machine, plus a shared break room, is located in Building 3269, Suite 320.

Mail is delivered to the front desk and placed in your assigned mailbox.

Packages are dropped at reception — please collect them the same day they arrive.

Office Cleanliness

Tenants are responsible for keeping their individual office tidy and taking out their own trash on a regular basis.

Common areas are cleaned and maintained by on-site management.

Available for all tenants and conference room guests in the Resource Room (Suite 320).

Conference Room Use

All tenants — including virtual office members — receive a monthly allocation of conference room hours.

Please book in advance using our online scheduling portal. Walk-ins are not permitted to keep access fair for everyone.

Management delivers a clean, move-in-ready suite prior to your lease start.
